Popular Property Features Home Sellers Should be Aware of

    Posted Wednesday, September 2, 2020

Luxury KitchenIf you are in the market to sell your home, there are several property features you need to know about that can not only help sell your home faster, but often can increase the value of your home. Many of these property features are important not just for first time home buyers but for homeowners looking to upgrade to a more spacious living space to accommodate their expanding families.

The Kitchen - The Heart of the Home

Gone are the days when the kitchen was just a place to cook and eat a quick meal. These days the kitchen is often the center of casual gatherings and a place where the whole family can get together to prepare meals and share the day's events. Home buyers are willing to spend more for a spacious, functional kitchen that includes a large kitchen island, plenty of seating and all new appliances. Stainless steel appliances and quartz or other stone countertops are an extra bonus. Make sure your kitchen has plenty of light and plenty of space for people to gather.

Location is Critical but Not Everything

Location, school districts and close commute to work continue to be important factors for home buyers, but as a home seller there are other property features you should consider.

    • Central Air Conditioning. Most home buyers will not even consider looking at a house that does not have central air. Although it is a considerable expense for the homeowner to install, it is critical to get the most money for your house.
    • Walk-in closets and en suite master bathrooms. 48% of home buyers said they are willing to pay more for a home with these features.
    • Fireplace. With more and more people spending time in front of their devices rather than the TV, fireplaces are becoming trendy as a cozy spot to relax.
    • Hardwood floors. Many people, particularly if they have pets or allergies, prefer not to have carpet in their homes. Hardwood floors are easier to keep clean and are more durable.
